A clear plan for buying with confidence
From first conversations to closing day, a plan that keeps buying informed and manageable at every step.

A plan built around your goals
Buying a home is a major decision. My role is to guide you through it with clarity, honesty, and a plan that aligns with your goals. Greater Cleveland offers very different ways to live, from walkable neighborhoods like Ohio City, Tremont and Gordon Square to quiet suburbs in Medina and Summit counties, historic homes and new construction.
Many buyers assume certain options are out of reach simply because they haven't been shown otherwise. I take the time to break down numbers, explain scenarios, and walk through choices so you feel empowered rather than overwhelmed.

What to expect when we work together
We start with a short call and your lender pre-approval, then I set up a search for homes that match what you told me, not just a price range. When you find the one, I prepare your offer with local sales data behind the price and terms that protect you, including inspection and financing contingencies.
From accepted offer to closing, I coordinate the inspection, appraisal and title work, and I keep you updated at every step so nothing surprises you on closing day.

Who this is for
First-time buyers, move-up buyers, families relocating to Northeast Ohio, and anyone weighing resale against new construction. Because I've worked on both sides of the new-construction table, I can help you compare a resale home and a new build honestly, including the costs that don't show up in the list price.

Frequently asked questions
Do I need to sign an agreement with a buyer's agent?
Yes, before touring homes. Since August 17, 2024, agents who use the MLS must have a written agreement with a buyer before a tour, whether in person or live virtual. The agreement spells out what the agent will be paid and how, and commissions are fully negotiable. Source: National Association of Realtors, Written Buyer Agreements 101.
How much do I need to have saved to buy a home?
It depends on the loan. Some programs allow a small down payment, and VA loans can require none. Plan for your down payment plus closing costs, and keep a cushion for moving and the first months in the home. Your lender will give you a Loan Estimate that lists your expected costs. Should I get a home inspection?
Almost always. An inspection is your best look at the roof, mechanicals, structure and safety items before you commit. In Ohio, home inspectors must be licensed by the Department of Commerce's Division of Real Estate and Professional Licensing, so ask for the inspector's license number. What disclosures will I get from the seller in Ohio?
For most homes with one to four units, Ohio sellers must give you the state's Residential Property Disclosure Form before you sign the purchase contract. It covers what the seller knows about the water supply, sewer, roof, basement, systems and more. It isn't a warranty or a substitute for an inspection.
