First-Time Home Buyers in Northeast Ohio
The steps, costs and Ohio programs, explained plainly so buying your first home feels manageable.

Your first home, explained step by step
Buying your first home comes with a lot of new words and a lot of decisions. Real estate doesn't have to feel confusing or intimidating. With the right guidance, it can feel clear and achievable. We'll go through each step before it happens, so you always know what's next and why it matters, whether you're buying in Cuyahoga, Medina, Summit or the surrounding counties.

What to expect
First, we connect you with a lender for pre-approval and look at programs you may qualify for. Then we define what you need in a home and where, and start touring. When you're ready to offer, I explain every term in plain language and help you write an offer that is competitive and still protects you.
After that comes inspection, appraisal and your Closing Disclosure. I'll tell you what each one means and what to watch for.

Who this is for
Renters ready to buy, recent graduates, young families and anyone who hasn't owned a home in a while. First-time home buyers are one of my specialties, and there are no silly questions.

Frequently asked questions
Are there first-time home buyer programs in Ohio?
Yes. The Ohio Housing Finance Agency (OHFA) offers programs for eligible first-time buyers, including down payment assistance of a percentage of the purchase price that can go toward the down payment or closing costs. Eligibility depends on credit, income and purchase price limits for your county. Source: Ohio Housing Finance Agency, Homeownership Products.
Does the down payment assistance have to be paid back?
OHFA's down payment assistance is forgiven after a set number of years if you stay in the home; selling earlier means repaying it. Check the current terms with an OHFA-participating lender. Source: Ohio Housing Finance Agency, Homebuyer Assistance Program Updates.
What is a Closing Disclosure?
It's the final statement of your loan terms and closing costs. By law you must receive it at least three business days before closing, so you have time to compare it with your Loan Estimate and ask questions. Source: Consumer Financial Protection Bureau, What is a Closing Disclosure?
Do I need to sign an agreement with a buyer's agent?
Yes, before touring homes. The agreement states how your agent is paid, and commissions are negotiable. I'll walk you through it line by line. Source: National Association of Realtors, Consumer Guide to Written Buyer Agreements.
How long does buying a first home take?
It depends on your search and the market. Once you're under contract, closing commonly takes about a month or so, driven by the lender, appraisal and title work. We'll set a realistic timeline together at the start.
