How is financing different for an investment property?
Conventional loans for investment properties have stricter requirements than loans for a home you'll live in, including a larger minimum down payment, and the limits depend on the number of units. Your lender confirms current requirements. Source: Fannie Mae Selling Guide, Purchase Transactions.
What should I evaluate besides the property itself?
Look at the full picture: purchase price, realistic rent, taxes, insurance, maintenance and vacancy, plus financing costs. A property can look like a great deal and still not fit your goals once the numbers are laid out. I'll walk through them with you before you make an offer.
Can I defer taxes when I sell one investment property and buy another?
A like-kind (Section 1031) exchange can let you defer gain when you exchange real property held for business or investment for other like-kind real property, if the IRS rules are followed. Talk with a tax professional before you sell. Source: IRS, Like-Kind Exchanges: Real Estate Tax Tips.
What do Ohio landlords need to know about security deposits?
Under Ohio law, a landlord must return the security deposit, with any deductions itemized in writing, within thirty days after the lease ends and the tenant moves out. Source: Ohio Revised Code 5321.16.
