Before stepping into general real estate, I worked full-time for a national builder, managing listings and guiding buyers through complex timelines. That experience now works for you. The builder's sales team represents the builder. When you bring your own agent, you have someone whose job is your interests: the lot, the plan, the upgrades and the contract terms.

Do I need my own agent if the builder has a sales office?
You don't have to, but it helps. The on-site sales team works for the builder. Your own agent can compare builders and communities, flag contract terms, and advocate for you through the build. Visit with your agent from the start, since some builders have registration rules for outside agents.
Which upgrades are worth paying for?
Focus on things that are hard or expensive to change later: structural options, layout, windows, insulation and systems. Finishes like paint and some fixtures are easier to update over time. I'll help you weigh each option against your budget and resale value.
Should I get an inspection on a brand-new home?
Yes. New homes can still have issues, and an independent inspection before drywall and before closing gives you a record while the builder is still on site. Ohio home inspectors must be licensed by the state. Source: Ohio Department of Commerce, Home Inspectors.
How long does it take to build a home?
It varies by builder, plan, season and permitting. A move-in-ready or spec home can close quickly, while a home built from the ground up usually takes months. Ask each builder for their current timeline in writing, and plan your lease or sale around it.
What happens to my property taxes on a new build?
Your county auditor values the home, and early tax bills may reflect only the land until the finished home is assessed. Ohio reappraises property every six years with an update in the third year.
