Years of managing listings for a national builder taught me how pricing, presentation, financing, and communication all work together to influence outcomes. What to expect
We start with a walk-through and a pricing conversation grounded in recent local sales. I'll tell you honestly which updates are worth doing before listing and which aren't. Then we prepare the home, photograph it well, and launch with a plan for showings and open houses.
When offers arrive, I walk you through every term, not just the price, and I stay with you through inspection, appraisal and closing.

Frequently asked questions
What do I have to disclose when selling a home in Ohio?
For most homes with one to four units, you'll complete Ohio's Residential Property Disclosure Form and give it to the buyer before they sign the purchase contract. It asks about what you actually know: water supply, sewer, roof, basement, systems and other material conditions. Source: Ohio Department of Commerce, Residential Property Disclosure Form.
What happens if the disclosure form isn't provided?
Ohio law gives the buyer a right to rescind the contract when the form isn't delivered before signing, within set time limits. Getting the form done early protects your sale. Source: Ohio Revised Code 5302.30.
How is my listing price decided?
We look at recent sales of similar homes nearby, what's on the market now, and your home's condition and features. I'll show you the numbers behind my recommendation, and the final decision is always yours.
Are real estate commissions set by law?

Can I buy and sell at the same time?
Yes, and it's common. The key is sequencing: your finances, the sale timeline and your purchase timeline need to line up. We'll map out the options, including contingencies and closing dates, before you commit to either side. Book a call to talk it through.
