Senior Downsizing in Greater Cleveland
A patient, well-organized plan for moving from a longtime home into the right next one.

Moving on from a home full of memories
Selling a home you've lived in for decades is about more than price. It's sorting a lifetime of belongings, choosing the right next home, and often coordinating with family who live elsewhere. I move at your pace and keep everyone informed, so the process feels calm instead of rushed.

What to expect
We start with a conversation about what you need next: one-floor living, less maintenance, being closer to family, or a community setting. Then we plan the sale of your current home, including which repairs are worth making and which aren't, and line up the timing of your move.
I can recommend local help for sorting, estate sales and moving, and I'll coordinate showings around your routine.

Who this is for
Seniors moving to a smaller home, a condo or townhome, or a new-construction ranch; adult children helping a parent plan a move; and families settling a loved one's home.

Frequently asked questions
Will I still get the homestead exemption in my new home?
Ohio's homestead exemption reduces property taxes for qualifying homeowners 65 and older on their principal residence, and income limits apply to newer applicants. When you move, you'll generally need to apply with the county auditor for the new home. Source: Ohio Department of Taxation, Homestead Exemption FAQs.
Should I sell first or buy first?
It depends on your finances and comfort. Selling first gives you certainty on budget; buying first avoids a double move. We'll look at both and choose the one that fits your situation.
Do I need to fix everything before selling?
No. Some updates pay for themselves and many don't. I'll give you an honest list of what's worth doing, and we can also price the home to sell as-is.
What do I have to disclose about my home?
For most homes, Ohio sellers complete the state's Residential Property Disclosure Form about conditions they know of. I'll help you through it. Source: Ohio Department of Commerce, Residential Property Disclosure Form.
Can my family be involved if they live out of town?
Absolutely. With your permission, I'll keep family members updated by phone or email, and documents can often be signed electronically.
